A copy of the comments from U.S. West is attached. 0 2. A copy of the comments from Stormwater Utility is attached. 3. The City's standard note stating that "any damaged existing 4, curb, gutter, and sidewalk must be repaired or replaced at �tv this time" must be added to the plans. ,� 4. It is being suggested that you talk with Phar-Mor about 4"41" removing the "pork chop" island at this time since it is not needed and they have had problems with trucks crushing the u i, concrete. 5. The handicapped access ramp should be moved to the corner of the building site, approximately 20' east of the one shown on the Site Plan. At least one more handicapped parking space tishould be added to the plan and these spaces should be located at the east end of the northern -most tier of parking. The access aisle/lift drop areas should be at the west (passenger) side of the spaces. `0 6:\�%The building elevations need to show the height, materials, ,� t and colors proposed. This pad is part of the Market Place P.U.D., which has very specific and unified architecture o character throughout. The existing Burger King to the south, and the planned Best Buy to the north, have conformed to the overall character of the area, which extends north into the Fountainhead P.U.D. It is important for this structure to fit V4111 into the scheme of things. How to get the Romanesque style and \ pscale as proposed to conform appears to be a challenge. 281 North College Avenue • P.O. Information on the monument and wall mounted signs (in respect to location, size, style, and color) needs to be provided. Notes referring to the signage are necessary on the plans. Consistency with what's been approved , for the other users in the Market Place is essential. 8. More information is needed on the patio wall and trash enclosure. How tall will they be, what are the materials and colors proposed? Spwt b0t�- o U�"v� lard t'9. Detailed information on the "typical canopy" is needed for review. 10. Information on the locations and types of all site lighting to be used is necessary. Is there any lighting presently on the site and, if not, the plan must reference that it will be consistent with the existing lighting in the Market Place. 11. The species and numbers of all plant materials to be used, both existing and proposed, must be called out on the Site & Landscape Plan. 12.. A wood mulch is being recommended in place of the proposed rock mulch in all the planting beds. rv. This completes the review comments at this time. Additional comments may be forthcoming as the various departments and reviewing agencies continue to review this request. Please be aware of the following dates and deadlines to assure your ability to stay on the agenda for the August 24, 1992 Planning and Zoning Board hearing: Plan revisions are due August 6, 1992 by 5:00 P.M. Please contact me for the number of revisions required for each document. PMT's, renderings, and 8 copies of final revisions (for the Planning and Zoning Board packets) are due August 17, 1992. Final documents (including the signed development agreement, applicable mylars and utility plans) are due August 20, 1992 by 12:00 noon.
