The site has been disturbed in the past and is vacant. Environmental Planning determined that there is not any significant ecological value and therefore environmental mitigation is not required for this site. There are existing trees on-site which Forestry evaluated during a site walk. The existing trees on site are located along East Monroe Drive behind an attached sidewalk and within existing parking lot landscape islands. Most of the existing trees are ash and hawthorn. As depicted on the mitigation plan, a total of 5 trees are to be removed. The reason for tree removal is to provide an accessible ramp from the existing parking lot to the proposed building entry, installation of a storm drain line., a dead tree, and installation of the trash enclosure. A more detailed depiction of the location of trees which are being removed in relation to the proposed site plan can be found on the Mitigation Plan included in this submittal. To mitigate for the removed trees which have been deemed to provide significant value by the City Forester, replacement trees will be provided at the increased size per Division 3.2.1 (F)(1) of the Fort Collins Land Use Code.
