General Information: 700 W. Myrtle is a single family dwelling that has been used
as an over and under duplex since the basement renovation in 1947. It is a 2,137 Sq.
Ft. house on a 6,185 sq. ft. lot on the corner of Loomis and Myrtle St. Fort Collins. It
is in an NCM zoning. The proposal is to do a house to duplex conversion with 2
units. Four off-street parking will be provided and no Land Code Modifications are
proposed.
Wood & Stone Investments, LLC is the current owner on record with a business
address of 2900 Silverwood Drive, Fort Collins, CO 80525. Maria Lourdes Smith,
(AKA Marilou Smith) is the Managing Member of this LLC. Marilou Smith is the
applicant and is the decision maker of this project.
Transportation Improvements: There are no proposed on and off-site
improvements.
This is a Basic Development Review and no neighborhood meetings are planned.
This Craftsman Style house and detached garage were built in 1932 per permit
#3209 dated 2/2/1932 according to historical records (not in 1926 as stated on
public records). In 1943 Permit # 7459 was recorded for a remodel and a
basement remodel, permit #8779 was recorded in 1946. According to Jim
Bertolini’s research, the first time the property shows two different households is in
1948 and I believe that it has been used as two household dwelling since that time.
Each level of the property has 3 bedrooms & a bathroom and a kitchen. There are
two sources of heat, two electric meters installed in 1972, a separate entrance in the
front and back.
While the exterior of the house will remain the same, the proposed plans are to add
a second bathroom on each floor while retaining the 3 bedrooms, a living room,
dining room and a kitchen. As suggested by Jim Bertollini, the current window size
and style will remain the same.
ARCHITECTURAL NARRATIVE:
Duplex remodel and upgrade to existing (2018) building code including fire and full
unit separation. The duplex will have two new bathrooms and full utility upgrades.
Elaboration and detailed notation of demolition and modification will be provided
on remodel permit drawings after “Legal Duplex” status is obtained.
