The comments are offered informally by Staff to assist you in preparing the detailed components of the project application. Modifications and additions to these comments may be made at the time of formal review of this project. APPLICANT: Steve Boyette, Rosenbaum -Deane, 101 North Cascade, Suite 400, Colo- rado Springs, CO. 80903 LAND USE DATA: 6,000 square foot retail building for Checker Auto Parts located in the northwest corner (Pad A) of The Market Place P.U.D. COMMENTS: 1. There is an existing electrical vault located south of the building along College Avenue. This source will supply the building's pad mounted transformer. The transformer should be accessible from one side by a line truck. It is strongly suggested that the remaining three sides be screened by a wall made of similar block as the building. A gate may also be installed to screen the front. Evergreens should be planted in the berm along College to screen the transformer from the street. 2. The location of the deciduous street trees on College Avenue should be 20 feet - away from the streetlights. 3. Most of the electrical fees have already been paid. Please contact Doug Martine at Light and Power, 221-6700, for details. 4. The Water and Sewer Department requests that development conform to the approved utility plans. If there are any changes, please contact Mark Taylor, Water and Sewer Department, 221-6681, for details. 5. The revised stormwater and drainage plans should be revised back to the original version. Please identify downspout locations. If there are any questions, please contact Glen Schlueter, Stormwater Utility, 221-6589. 6. The U.B.C. requires that no more than 5,000 square feet be allowed without fire containment specifications. Please provide a fire wall separation for the back offices and storage areas. If fire sprinklers are installed, this containment requirement is waived. For further information, please contact Warren Jones, Fire Marshal, 221-6570. 7. The site plan should designate a 500 square foot loading zone. This may include parking spaces but raised signage should warn customers of the restrictions. 8. All parking lot drive aisles should provide for a minimum of 20 inside and 40 foot outside turning radii for fire equipment. 9. It is anticipated that building materials, signage, and architecture will conform to the parameters of the approved Preliminary P.U.D. Please recall that blue accent striping is being used throughout the center to contrast with the brown block.
