We have received
the three sets of revised
plans for Checker
Auto at the
Marketplace P.U.D.
As you mentioned over the
phone, most of the
comments have
been addressed but
a few outstanding issues remain. These issues are
as follows:
The landscape plan still indicates a street tree along College Avenue that will
conflict with a streetlight. The tree in question is the fourth tree south of the
corner of College and the access road. Please shift three of the trees so that
there is a 20 foot separation of trees and light poles.
2. Thank you for reconsidering the transformer screen and the sign combination.
The revised plan still does not indicate the transformer location. As mentioned
previously, the Staff is very concerned about the arterial streetscape and asks
that the transformer not be located on College Avenue. Please indicate the
new transformer location.
3. The north elevation remains a concern. Staff recommends that this area feature
a double row of shrub material to soften the 16.5 feet setback from the back
of the sidewalk. Please add shrubs to this area. A list of suitable shrub
material was described in our January 18, 1990 letter.
4. The site plan must indicate the location of bicycle and motorcycle parking.
Each pad site must be responsible to provide these requirements.
5. Staff is willing to allow 25% window coverage for posters and temporary
banners.
This concludes our comments. I would be helpful to receive one set of plans based
on these comments. It would only be necessary to submit those sheets which are
affected. Please be reminded that the Planning and Zoning Board hearing is
Monday, May 7, 1990, 6:30 P.M., in the City Council Chambers at 300 Laporte
Avenue. The deadline for 10 sets of prints, one set of P.M.T.'s, and one colored set
(landscape plan and architectural elevation) is Monday, April 30, 1990. If possible, a
signed mylar before the hearing is preferred.
