Box 580 Fort Collins, Colorado 80522-0580 Dear Mr. Shepard: In response to your review letter to Kathryn McClain of the Alliance Group, dated August 22, 1989, we offer the attached revised site plan and landscape plan for your review. We have attempted to design a site layout and landscaping incorporating the requirements of the city of Fort Collins. We hope that the attached will meet with your approval. Below is a response, by item, to your letter to Kathryn McClain. 1. We request the attached to be processed as an amended preliminary/Final P.U.D. 2. Landscaping, combined with 3 foot berm, should provide adequate screening of automobiles. 3. Refer to revised site plan. 4. This has been accomplished with re -positioning of building. 5. Firestone building has followed setbacks as shown on preliminary P.U.D. Landscaping is indicated, conforming to that approved for preliminary P.U.D. 6. We have attempted to follow parking layout, with landscaped islands, as shown on preliminary P.U.D. 7. This has been accomplished with re -positioning of building. 8. To make this location economically viable for Firestone, it is necessary to have 10 service bays. 9. Rooftop equipment, outdoor condensing units, gas, electric meters, and electrical transformer will be screened wherever feasible. 11. Refer to dumpster enclosure elevations on design information plan. 12. Monument sign will conform to P.U.D. requirements 13. Signage indicated (see elevations - design information plan) represents the minimum necessary to have adequate identification and exposure at this location. 14. Firestone will not furnish reader boards nor illuminated awnings at this location. 15. It is our hope that the re -orientation for the building, with customer waiting area facing the adjacent shops, combined with the area and amount of landscaping indicated will meet with your approval. 16.
