HomeMy WebLinkAbout205 E PLUM ST CARRIAGE HOUSE - FDP210013 - SUBMITTAL DOCUMENTS - ROUND 2 - MODIFICATION REQUESTJune 18, 2021 John Runkles 205 E Plum St Fort Collins, CO 80524 To Whom it May Concerns: I am requesting a modification to the Land Use Code, section 3.2.2K1, to build a carriage house. There are currently 2 parking places on my property withing the 2 garages. I am proposing 5 parking places with the addition of the carriage house. According to the Lane Use Code, Section 2.8.2.1, 6 parking places would normally be required. Existing Duplex: 1 bedroom = 1.5 spaces 7 bedroom = 3 spaces New Carriage house 2 bed = 1 spaces Parking Provided 5 spaces (modification requested). There are several reasons that the modification would be equal to or better than the parking code in section 2.8.2.1: There is currently street parking in front of the house. There is currently a tandem parking place in from of the garage, albeit only 16 feet long. The 7-bedroom house and unlikely to generate more parking than a 3 bedroom because even if we rented out the house, no more than 3 unrelated personals may rent this house, so it is unlikely to generate more parking than a 3-bedroom house.A 3-bedroom house only requires 2 parking spaces, not 3 parking spaces. We are adding 3 parking spaces to a lot that currently has only 2 spaces, even though the carriage house project only requires the addition of 1 parking space; as net result we are increasing the actual parking.
