Zdenek Architects 223 Linden Street, Suite 105 Fort Collins, CO. 80524 Dear Mr. Zdenek: The proposed Burger King at the Market Place P.U.D. is on schedule to be heard by the Planning and Zoning Board as a Final on July 24, 1989. There remain a few important issues that should be brought to your attention at this time. 1. The Zoning Code requires that there be 5 vehicular stacking spaces before the menu board. This will prevent back up into the parking lot drive aisle. 2. A stop sign should be provided at the exit of the drive thru lane. The sign should be placed before the intersection with the pedestrian crosswalk. 3. Staff applauds the use of an outdoor dining area as a site amenity. Since this area will be visible from College Avenue, it will be an important design feature. Please provide a detail of the fencing of this area. 4. There are many communities in which Burger King has constructed a solar- ium as part of the dining area. In Colorado, with its number of sunny days during the heating season, a solarium would be an efficient and pleasing addition. It is Staff's opinion that a solarium would be a quality upgrade to this College Avenue site. Such a feature would minimize the "blockiness" of the building and create a dramatic architectural statement along the City's most heavily travelled arterial. Please consider the solarium feature at this site as the benefits appear to be substantial for all parties. 5. The final comment refers to the cumulative effect of the wall signage. Three of the elevations are scheduled for the typical "Burger King" wall sign. Staff is concerned that this amount of signage will detract from an otherwise high quality site design. Once again, it has been observed in other communi- ties that rather than a typical "Burger King" sign cabinet, a large picture window featuring the "Burger King" in etched glass has been provided. This etched glass is highly visible and stunning in appearance. It is Staff's opinion that the etched glass sign is a far superior advertising medium than the typical sign cabinet.
