Subject: Fort Collins Shopping Center Traffic Study
Due to time constraints, the Fort Collins Shopping
Center Site Access Study will not be available in draft
form on April 5, 1789. It is my intent that the Site
Access. Study will be prepared in conformance with the
Fort Collins Traffic Impact Study Guidelines. In
addition, the access to this site will be in conformance
with the South College Avenue Access Control Plan
recently prepared by the City.
The proposed use is a 95,500 square foot retail
center. In addition to this use, the traffic study will
also consider retail uses to the north at a similar
density as is proposed on this site. Of major concern
t,ii11 be the access to this site from Troutman Parkway,
which is proposed to line up with the access to the
Pawillion Shopping Center to the south.
I will keep you informed of my progress on a.
regular basis. It is expected that the traffic report
will be submitted prior to the final plan submission.
The projected submittal date is during the week of April
17, 1787.
A tract of land situate in the Southwest Quarter of Section 36,
Township 7 North, Range 69 West of the 6th Principal Meridian,
County of Larimer, State of Colorado, said tract being more
particularly described as follows:
Considering the West line of the Southwest Quarter of said Section
36 as bearing North 00002'01" West and with all bearings contained
herein relative thereto; Commencing at the West quarter corner of
Section 36; Thence South 00002'01" East 235.50 feet; Thence South
89015'07" East 70.01 feet to the TRUE POINT OF BEGINNING, Thence
South 89015'07" East 714.00 feet to a point on the West right-of-
way line of JFK Parkway; Thence along said right-of-way line South
17025'51" East 274.09 feet; Thence leaving said right-of-way along
the following five (5) courses and distances:
North 85022'36" West 56.10 feet;
Thence South 65052'58" West 104.37 feet;
Thence South 33025'48" West 86.27 feet;
Thence South 12027'29" West 48.01 feet;
Thence South 18032'22" East 49.84 feet;
To a point on the northerly right-of-way line of Troutman Parkway;
Thence along said right-of-way South 77034'09" West 62.35 feet;
Thence Southwesterly 221.78 feet along the arc of a curve concave
to the Northwest having a central angle of 12023'50", a radius of
1025.00 feet, and a long chord which bears South 83046'04" West
221.35 feet; Thence continuing along said right-of-way South
89057'59" West 301.60 feet; Thence leaving said right-of-way
Northwesterly 31.42 feet along the arc of a curve concave to the
Northeast having a central angle of 90000'00", a radius of 20.00
feet and a long chord which bears North 45002'01" West; Thence
North 00002'01" West 492.72 feet to the TRUE POINT OF BEGINNING.
Said tract contains 7.95 acres more or less.
