Collins Planning Dept. Date: March 29, 1989 Place: City of Fort Collins Planning Dept. Present: Tom Peterson - Planning Director Sherry Albertson -Clark - Project Planner Don Parsons - Parsons & Associates Jim Depatie - YOW Architects Summary of Items Discussed: 1) Preliminary/Final Plan as joint submittal is not recommended by City. Submittal must be totally complete or consideration of it could be delayed. Preliminary Plan stage is used to work out details. Final plans usually approved by consent when processed separately. 2) Planning and Zoning Board will delay action on Final Plan if any questions at all arise on Preliminary Plan. Planning and Zoning Board has been, in the past, very unfavorable towards joint submittals. 3) City recommends a staggered submittal: Submit Preliminary Plan - April 5 Receive Comments - April 21 Submit Revised Plan - May 3 Submit Final Plan - May 5 Planning & Zoning Hearing - June 26 4) Sign sizes and locations determined by P.U.D. plans, with consideration of individual site. Pad user may have a separate pole sign, depending upon site conditions. Final sign details must be submitted as part of Final Plan. 5) Motorcycle and bicycle parking must be provided, no specific minimums required. 6) Backs of buildings (facing JFK Parkway) must be screened effectively. 7) Building elevations of pad sites are not required with submittal. However, applicant is encouraged to provide as much graphic information as possible regarding pad buildings. Pad buildings must be compatible with main center buildings. N so 8) Signature blocks are not required on each sheet. Standard format for signature blocks was provided. Attorney's statement may not be required if owner's statement is amended to say the same thing. 9) Owners of record at time of consideration must sign site plans and plat. 10) Applicant fills out point chart - City verifies it with maps in Planning Dept. ll) Copies of City Land Use Policy booklets provided to YOW.
