The comments are offered informally by Staff to assist you in preparing the detailed components of the project application. Modifications and additions to these comments may be made at the time of formal review of this project. Box 580 • Fort Collins, CO 80522-0580 • (303) 221-6750 Y CONCEPTUAL REVIEW STAFF COMMENTS MEETING DATE: April 24, 1989 ITEM: Dellenbach Chevrolet Amended PUD Plan APPLICANT: Architects/Engineers West LAND USE DATA: Request for 3600 square foot showroom addition to an existing auto dealership. COMMENTS: 1. Since the proposed addition represents an increase in floor area greater than 2%, the plan must be submitted as an amended PUD and approved by the Planning and Zoning Board. (Planning) 2. Show building envelopes and dimensions for the addition and the modular office structure on the site plan. (Zoning) 3. There is a 12 inch water main on the College Avenue side of the project and an 8 inch water main along Mason/McClelland Street. A sanitary sewer manhole exists at the northeast corner of the site. Separate taps are required for additional buildings. (Water and Sewer) 4. The project will be assessed a street oversizing fee paid at the time of building permit. Check with Mat Baker (221-6605) to see how the fee is calculated. If new services are proposed utility drawings will be required. (Engineering) 5. Provide a letter from a registered engineer verifying that the proposed changes will not effect impervious area or existing flow patterns on the site. There is an existing detention pond at the southwest corner of the site which has been partially filled. The detention pond should be re-evaluated to determine if the fill needs to be removed. Identify the boundary of floodplain ponding if it effects this site. Contact Glen Schlueter (221-6589) for further information. (Storm Drainage) 6. The addition will need to meet fire containment requirements per Code. (Building Inspection) 7. If additional power is required, development charges will apply.
