Provide legal description and land use data on 81/2 x 11 sheets. 2. Will the proposed expansion increase the number of employees? 3. Will the proposed project utilize any special design methods to reduce energy consumption? 4. Add the following title to the drawings: "Amended P.U.D. Plan for Dellenbach Chevrolet". 5. Provide the following statistics: % of building coverage • of streets and parking • of landscape and pedestrian walks 6. Provide a detached five foot sidewalk along McClelland Street. 7. A replat will be required to adjust the west property line in order to include the sidewalk within the public right of way. 8. The city would like the owner to upgrade the appearance of the property along McClelland Street. The amount of plant material shown on the landscape plan is good, however the planting design will need to be adjusted to provide for the sidewalk. The attached sketches illustrate two cross section alternatives that would be acceptable. 9. Light and Power will be installing a street light and cable system along the east side of McClelland Street within the next few months. This work will need to occur prior to installing plant material in that area. No trees can be planted within 6 feet of the curb. 10. Show existing landscape to be removed. 300 LaPorte Avenue • P.O. Australian pines do not grow in this climatic zone. 12. Staff would like to see at least two trees in front of the building in addition to the foundation plantings. 13. Indicate the scale on the landscape plan. 14. Provide the following notes on the landscape plan: * All landscape areas will be provided with an automatic irrigation system. * All plant material will meet specifications of the American Association of Nurserymen (AAN) for number one grade. * The property owner will be responsible for landscape maintenance, including landscape located in the public right of way. 15. Provide some trees within the interior of the site to soften the appearance of the south building facade. 16. Staff would like to set up a meeting with the owner or his representatives to discuss the recently completed South College Access Plan and its relationship to this site. 17. Emergency vehicles must be able to drive around the facility at all times. The service/demo parking on the south obstructs access. Fences which cross fire access areas must be provided with 12 foot gates. 18. New additions must comply with building code limitations and existing water supply limitations. Contact the Poudre Fire Authority for details. 19. Show distance of additions to property lines. 20. Any changes to existing signage will require a permit. 21. The existing curb cuts on McClelland need to be removed. 22. Mason Street should be labeled McClelland Street. I apologize for giving you incorrect information regarding this street name. 23. Repair curb gutter and walk along frontage road. 24. Engineering comments are red lined on the attached site plan. 25. The proposed showroom addition will conflict with existing gas service line and meter. These facilities will have to be relocated by PSCO at the owner's expense. PSCO needs to know additional gas capacity requirements. Dellenbach Expansion Letter s May 19, 1989 Page 3 This concludes Staff comments at this time.
