Box 580 Fort Collins, CO 8U522-0580 Re: Dellenbach Chevrolet, Job No. 28921 Dear Glen: This letter is being submitted as part of the Amended PUD plan requirements for Del lenbach Chevrolet. The site is located in the Foothills drainage basin. The southeast corner of the site is located at the low point of the frontage road on the west side of College Avenue. The 1981 basin study prepared by Resource Consultants indicates that during a 100 year storm, water ponds along the frontage road and encroaches onto the site to an elevation of 5U25.00. The basin study west of Mason Street is currently being updated by RBD Engineers. Per discussions with Brian Cole, the updated masterplan does not include an analysis of the ponding depth along the frontage road. We are proposing to construct a 3,600 square foot addition on the south side of the existing showroom, a 310 square foot service write up addition on the north side of the building and a 7,25U square foot service and parts addition on the south side of the building. The portions of the site where the additions are to be constructed are presently paved. Therefore, the contruction of the additions will not increase the imperviousness of the site. Existing flow patterns will not be changed. Finished floor elevation of the additions will match that of the existing building which is 5028.67. The existing fininshed floor elevation is based on a City of Fort Collins benchmark on the northeast corner of Swallow and the east College Avenue frontage road. 0 • Mr. Glen D. Schlueter 2 May 4, 1989 City of Fort Collins The city has indicated that the low area in the southwest corner of the site may be a detention pond. If it is a pond, it is located at the high end of the site and is of little benefit to the subject property. Discussions with you and other city staff members have provided no new information regarding the purpose of this low spot. We propose that the area be filled to eliminate ponding and allow for a more functional use. Included is a drainage plan showing the proposed building additions, existing contours and the extent of the 100 year flooding on the site.
