Dear Doyle:
•
We're down to the wire on Laurie Subdivision PUD. Here are a
couple of final things I noted on the plans we received on Friday:
1. A note should be placed on the utility plans (general notes
sections) that a pre -construction meeting will be required.
2. The language of the conservation easement (on the plat) should
include "All maintenance of the above described easement, including
maintenance of erosion control materials.."
3. A note should be placed on the plat referencing that there are
special conditions and restrictions shown on the site plan and
landscape plan, that apply to the lots as shown on the plat.
4. Clarification is needed re: where the plant relocation and
deadfall placement detail fits within the conservation easement
area.
5. The "City Planning" Signature Block on the plat should reflect
approval by the Planning and Zoning Board and signed by the
Secretary of the Planning and Zoning Board.
6. The irrigation easement shown on the site plan on Lot 10 should
be extended to the SE corner of this lot.
7. Note "A" on the site plan should reflect 10 single family lots.
8. The site plan shows a 30' wide driveway with shoulders. This
should be a 20' wide driveway, with 3' shoulders on either side.
9. Density for the 2nd filing on the site plan should show as .81
DU/acre, rather than 1.2 DU/acre.
10. The note on the site plan (Note 2) and landscape plan (Note 14)
regarding individual erosion control plans should reflect this
requirement for Lots 2, 3, 4, 5 and 8.
These are the final changes I am aware of to date. I do not have

final comments from Stormwater, Natural Resources or Engineering,
based on the plans we received on Friday; however, the items
listed above are the ones I feel are most needed for the Planning
and Zoning Board to see. If there are additional comments and/or
revisions from the other departments, these items may be addressed
after the Planning and Zoning Board hearing on March 23.
The final documents I need by 3:00 P.M. on Tuesday, March 17 are as
follows:
a. Twelve sets of the site plan, landscape plan and plat
b. 8-1/2 x 11" PMT of the site plan, landscape plan and plat
C. colored rendering of landscape plan (unfolded)
Please call me immediately if you have any questions on the above
comments.
