Dear Sherry:
In response to your letter of 17 June 1991, we are submitting
the revised Laurie Subdivision PUD plans. Each of the 33 items
requiring revision have been addressed and a brief explanation
follows:
1. An 8-foot easement has been shown along Wooded Creek Court
(see Preliminary Site Plan/Plat).
2. The actual location or status of the utility easements along
the private driveway is pending the action of the utility
coordination meeting scheduled for 6 August 1991.
3. The developer will contact the City's light and power
utility regarding charges.
4. Rear lot utility easements have been shown as well as
easements along the east property line of lots 1 and 9.
5. That tree plantings must be kept away from natural gas
utilities has been noted (see General Landscape Plan).
6. Regarding the utility easement from Hepplewhite to the
project site, Dr. Bill Musslewhite has purchased that
easement.
7. Responsibility for exterior structure features will be
placed on the architectural review committee as noted in
Note F.4, Preliminary Site Plan/Plat.
8. Setbacks have been identified on lot 1 as typical. Lot line
dimensions have been given. See Preliminary Site Plan/Plat.
9. Lots 3-6 will require fire sprinkling as noted on the
Preliminary Site Plan/Plat.
10. Water line sizes are shown on the Utility Plan. The
developer will contact the water district regarding fire
sprinkler system taps.

11. The turn -around at the end of the private drive has been
revised to encompass a 40-foot outside and 20-foot inside
radii.
12. The standard of construction for the private drive has been
noted on the Preliminary Site Plan Plat, note 7.
13. An updated list of adjacent property owners was submitted
earlier by Don Richmond of Richmond Associates (303) 224-
3140.
14. The irrigation ditch of Applewood Estates will be piped
through the project as shown on the Erosion Control and
Grading Plan.
15. Revegetation plans are outlined on the General Landscape
Plan and the methodology is outlined in the revised
Preliminary Drainage Report.
16. Notes E and G have been added to the Preliminary Site
Plan/Plat. Additional clarification has been given on the
appropriate plans regarding architectural restrictions,
plant relocation etc.
17. Specific existing vegetation locations are shown on the
General Landscape Plan. Building envelopes have been
identified on that plan and adjusted to reduce impacts on
the existing vegetation.
18. A revised Preliminary Drainage Report is included with this
submittal.
19. A profile of the private driveway is shown on the Erosion
Control and Grading Plan.
20. The plant list and the grass seed mix have been revised to
show the desired plant material and seed to be used.
21. A count of the existing trees to be removed/relocated is
noted on the General Landscape Plan. Among the trees
indicated to be removed/relocated, those tress which are
suitable to be transplanted will be as recommended by the
City Forester.
22. The lot lines on lots 3, 6, 7 and 8 have been adjusted as
shown on the plans.

23. The building envelopes have been shown, as well as the
existing vegetation, on the General Landscape Plan (see also
comment 17 of this letter).
24. Areas of lots adjacent to the ravine outside the building
envelope will be left in their natural state as noted on the
Preliminary Site Plan/Plat.
25. The open space will be dedicated as a conservation easement
as indicated on the Preliminary Site Plan/Plat.
26. No response required.
27. The sidewalks and utilities have been identified and labeled
on the appropriate plans.
28. At the time of Final Plat application, the Development
Manual will be used.
29. Utility companies will be notified to locate existing
utilities prior to construction.
30. A revised Preliminary Drainage Report is included with the
submittal.
31. The culvert sizing is identified in the Erosion Control and
Grading Plan and the erosion control process is outlined in
the Revised Drainage Report.
32. Maintenance of the private driveway and embankments will be
by the homeowners association as noted on the Preliminary
Site Plan/Plat.
33. No response required.
This explanation will help in locating how the areas of concern
have been addressed. I am including five copies of all the
revised plans as requested. If there are further comments,
please contact me.
