The Odell North Beet Tailings Grading project is located at the southeast corner of Buckingham Street and 3 rd
Street, or the Northeast quarter of Section 12, Township 7 North, Range 69 West of the 6th P.M, City of Fort
Collins, County of Larimer, State of Colorado. The vacant parcel is approximately 10.5 acres is bounded by
Buckingham Street to the north, 3rd Street to the west, Odell Brewing Company to the south, and Colorado
Iron and Metal Inc. to the east. The current drainage pattern is generally north to south.
The site was the former dumping ground for the Western Sugar beet tailings. The intent of this project is to
remove the large quantity of beet waste to depths of up to 15’ below grade, then re-grade the lot in a manner
that maintains the historic drainage patterns with minimal use of imported fill material in preparation for
future expansion of the Odell Brewery parking lot and affordable housing projects. The re-grading effort will
prioritize directing the runoff to existing stormwater appurtenances in a more efficient and direct manner.
Separate development applications will be required for the brewery parking lot expansion and housing
projects.
