Dear Mike:

The Fort Collins -Loveland Water District and the South Fort Collins
Sanitation District have reviewed the above -mentioned project and
submit the following comments:
1. The general notes are to include the following:
All water and sewer line construction shall be in accordance
with the most recent standards and specifications of the Fort
Collins -Loveland Water District and the South Fort Collins
Sanitation District, respectively.
2. The contractor shall schedule a pre -construction meeting with
the Fort Collins -Loveland Water District and South Fort
Collins Sanitation District prior to construction.
3. Submittal of a property plat is required.
4. The construction plans are to include all construction
drawings concerning streets, overlot grading and storm
drainage.
5. Water and sanitary sewer service lines are to be indicated and
stationed for all lots.
6. A six-inch water line may be inadequate for non-residential
development.
7. The manhole is to be shown at station 4 + 47.

8. The Districts require a minimum 20-foot utility easement on
standard District easement forms. In locations where the
sanitary sewer line exceeds depths of 12 feet, additional
easement will be required.
9. District policy requires the installation of a 12-inch water
line along the South Shields frontage of the proposed project,
from the existing line south of Clarendon Hills Drive.
10. On sheet 2 of 4, the sanitary sewer line slope and line size
downstream of manhole 3 are to be indicated.
11. Match lines should be indicated.
12. The easements between lot 24 and lot 23 of the Ridge
Subdivision for the water and sewer line appear to be
inadequate. This needs to be addressed to the satisfaction
of the District by the developer.
13. On sheet 4 of 4, all specifications notes are to be deleted.
14. The sanitary sewer clean -out is to be deleted.
The Fort Collins -Loveland Water District and South Fort Collins
Sanitation District will require another review due to the
extensive nature of the changes and comments.
