Box 580 Fort Collins, CO 80522 Dear Kirsten; urban design, inc. 3030 south college ave., suite 200 fort collins, colorado 80525 (303) 226-4074 Attached are 5 sets of prints of the Final Plat and Final Landscape Plans for Quail Hollow 5th Filing, indicating revisions made in response to Staff Comments. Specific responses include: 1. A note regarding landscape maintenance by property owners - consistent with Quail Hollow 1st through 4th Filings - has been added to the Landscape Plan. 2. Notes regarding seed mixtures and minimizing disturbance to Tracts A and B have been added. It was the applicant's understanding at the time of Preliminary approval that Storm Drainage would accept required storm drainage tracts platted with this subdivision. If the storm drainage function of Tract 'B' does turn out to be "temporary", that tract could be added to the adjacent neighborhood park. 3. The fencing restrictions used throughout Quail Hollow have been added to the Landscape Plan. 4. It is our understanding that adjacent property owners cannot be required to construct Parks and Recreation maintenance facilities on Parks property in addition to the Parkland Fees paid with building permit applications. 5. Proposed tree placements have been adjusted in coordination with street light locations. 6. Landscape and utility plans are being coordinated. 7. Street names indicated are consistent with the approved Preliminary Plat. 8. Spring Creek has been labeled as requested. 9. RBD has updated their vicinity map. 10. Although the information provided by Public Service Company does not indicate existing or planned gas lines in the areas where streetscape landscaping is proposed, we have added the note requiring 4' of clearance between gas mains and large trees. • urban design, inc. 11. A north arrow has been added. 12-14. Easements have been revised as needed. 15. Overland Trail curb, gutter, and walk (east side) will be constructed to the south boundary of lot 52 with this Filing. Pavement will be included with Sixth Filing improvements. 16. A site distance easement has been added to the Plat. 17-20. Engineering plans have been revised as needed. 21. The increased set backs caused by the tapering lot widths have been reviewed and are acceptable for the homes planned. 23. Through the first four filings at Quail Hollow, home owners have provided landscaping - including shade trees - without additional requirements. The applicant expects this to continue through the Fifth and Sixth Filings. Ten sets of prints, a colored plan, will be submitted by May 13, 1991, and submitted by May 16, 1991, for the May Zoning Board Meeting.
