Attached are five sets of prints of the Final Plat and
Landscape Plan for Quail Hollow 4th Filing, indicating revisions
made in response to Staff Comments. Specific responses include:
1. Utilities for the 4th Filing are generally in conformance
with the Master Utility Plan, with minor refinements. This
property is not subject to any repayment for the Dixon Creek
Sewer.
2. Tree spacing of 4- minimum from the proposed duct bank along
Overland Trail has been indicated on the Landscape Plan.
3. Deciduous street trees have been shown as requested. We do
anticipate use of Ponderosa Pines with on the Foothills
Residential site on the west side of Overland Trail.
4. Streetscape maintenance will be the responsibility of
adjacent property owners (per City Code). Tract B will be
landscaped and maintained by the developer for a period of
two years, then turned over to the Storm Drainage Utility,
consistent with the agreements for Quail Hollow 1st, 2nd, and
3rd Filings.
5. The Legal Description has been corrected.
6. Blue Leaf Court has been labeled consistently.
7. Five gallon junipers have been indicated.
8. Cotoneasters have been added as requested.
9. Fencing indicated on the plan has been clarified. Notes
indicating conformance with City Standards (including the 4"
height limitation within 20' of a front lot line) are
included on the plan.

10. Tract B is intended to be a seldom mowed natural area. The
seed mix has been revised as requested.
11. Sidewalks along Overland Trail are located at the back of
the right-of-way as requested.
12. The requested off -site easements are being prepared by RBD.
Ten sets of prints, a colored plan, and 8 1/2 X 11 reductions
will be submitted by March 19, 1990 and Final Documents will be
submitted by March 22, 1990 for the March 26th Planning and
Zoning Board Meeting.
