City of Fort Collins Engineering Development Review Date: 04/20/2021 Spencer M. Smith, P.E. THIS DOESN'T MATCH THE PLAT THERE'S ANOTHER IRRIGATION COMPANY APPROVAL ON PLAT, WHY NOT SHOWING UP HERE? THE CITY WOULD PREFER THAT THE PROJECT NAME ON THE UTILITY PLANS MATCH THE PLAT. THE SCALE OF THE GRADING PLANS IS PRETTY LARGE. IT SEEMS LIKE YOU COULD DECREASE THE SCALE TO INCLUDE MORE OF THE SITE PER SHEET AND MINIMIZE HOW MANY GRADING SHEETS YOU HAVE. ALSO, IF YOU KEEP THE SHEETS AT THE SCALE THEY ARE AT, I WOULD REQUEST THAT YOU INCREASE THE FONT SIZE A BIT OF THE CONTOUR ELEVATION LABELS AND SPOT ELEVATIONS IN PARTICULAR, SO THAT THEY ARE EASIER TO READ. The title has been revised Comment noted. the font sizes have been increased This legal has been updated per the plat The correct irrigation ownership has been updated in both plat and these plans The correct sig block is now shown and omitted on all other sheets FINAL DEVELOPMENT PLANFILE:PROJECT NO:CAD:QUALITY ASSURANCE:DRAWING HISTORYDATE DESCRIPTIONHARMONY & STRAUSS CABIN ROADGENERAL CONSTRUCTION NOTESH-25 MULTI FAMILY DEVELOPMENT FORT COLLINS, COC1.1 CJS19059.02_NOTES_PROD.DWGRS/EB/VJG2/19/20 1ST PDP SUBMITTAL7/01/209/30/2010/26/204/07/21--2ND PDP SUBMITTAL3RD PDP SUBMITTAL4TH PDP SUBMITTAL1ST FDP SUBMITTAL----19059.02“” · · · · ·“” · · · “” “”“” CITY OF FORT COLLINS, COLORADO UTILITY PLAN APPROVAL APPROVED: CHECKED BY: CHECKED BY: CHECKED BY: CHECKED BY: CITY ENGINEER DATE STORMWATER UTILITY DATE PARKS & RECREATION DATE TRAFFIC ENGINEER DATE ENVIRONMENTAL PLANNER DATE P:\19059_02_H25_Multi_Family_Dev_Ph_I\CADD_C3D\PRODUCTION_DWG\19059.02_NOTES_PROD.dwg, C1.1 GENERAL CONSTRUCTION NOTES, 4/6/2021 7:15:41 PM, VGentry, 1:1City of Fort Collins Engineering Development Review Date: 04/20/2021 Spencer M. Smith, P.E. PLEASE MOVE OR MASK TEXT THAT IS OVERLAPPING LINEWORK, SO IT IS LEGIBLE WHAT IS THIS LINEWORK? SOME LINEWORK IN THIS AREA SEEMS TO BE DUPLICATED AND SLIGHTLY SHIFTED SO THAT IT DOESN'T ALIGN. MAKE SURE YOU ARE SHOWING ONLY ONE SET OF LINEWORK, SYMBOLS, ETC. THIS LOOKS LIKE AN EXISTING SIGN IN THE WALK AND THEY ARE ALL FACING THE WRONG DIRECTION IT APPEARS. PLEASE SHOW THESE ACCURATELY (AT LEAST THE LOCATION. DIRECTION IS LESS IMPORTANT) ERRANT CALL OUTS? IT WOULD BE NICE TO HAVE THE SIDEWALK WIDTHS DIFFERENTIATED ON THIS PLAN THE WAY THE LIGHT POLE SYMBOLS ARE SHOWN LOOKS LIKE THEY ARE IN THE CURB AND GUTTER OR SIDEWALK IN MOST LOCATIONS. I ASSUME THIS ISN'T THE CASE. MAYBE THEY CAN BE DEPICTED DIFFERENTLY ON THE PLAN TO REPRESENT WHERE THE ACTUAL POLE WILL BE LOCATED. THE FIXTURE OR HEAD ITSELF PROBABLY SHOULDN'T BE SHOWN. WHAT CURB AND GUTTER TYPE IS PROPOSED IN THIS AREA? YOU SHOW TWO DIFFERENT CURB AND GUTTER TYPES ALONG THIS STRETCH, BUT HAVE NO INFORMATION ON WHERE OR HOW THE TRANSITION BETWEEN THEM IS OCCURRING. TYPICALLY, THE CURB AND GUTTER TYPES ARE DRAWN TO SCALE TO ACCURATELY REPRESENT EACH TYPE, BUT IT LOOKS LIKE YOU ARE DRAWING ALL THE CURB AND GUTTER THE SAME AND SPECIFYING THE DIFFERENCES WITH THE CALLOUTS ALONE. ? IS 3.5' (ACCOUNTING FOR VEHICLE BUMPER OVERHANG) WIDE ENOUGH FOR YOUR INTERNAL WALKS TO MEET ADA STANDARDS? I BELIEVE IT IS, BUT JUST WANT TO MAKE SURE YOU ARE CONFIRMING THAT MAKE SURE THAT PROPOSED SIGNS, GATES, ETC. ADJACENT TO PUBLIC WALK ARE SET BACK A MINIMUM OF 2'. A NOTE TO THAT AFFECT ON THE PLANS MAY BE A GOOD IDEA TOO, TO MAKE SURE THE CONTRACTOR IS AWARE YOU SHOULD MAKE SURE YOU ARE PROVIDING A 2' MIN. SETBACK FROM ANY ABOVE GRADE IMPROVEMENTS LIKE THIS TRANSFORMER OR BIKE RACK, TO BACK OF WALK. ESPECIALLY HERE WHERE YOU HAVE ADJACENT PARKING WITH VEHICLE OVERHANG THERE ARE TWO DIFFERENT SW CULVERT DETAILS IN THE DETAIL SHEETS, BUT YOU ONLY INDICATE ONE TYPE OF SW CULVERT WITH THIS LEGEND. IF YOU ARE UTILIZING DIFFERENT TYPES, SPECIFY BETWEEN THEM ON THE PLANS SO IT'S CLEAR WHICH TYPE GOES WHERE.
