HomeMy WebLinkAboutHARMONY #7 ANNEXATION & ZONING - 27-89, A - CORRESPONDENCE - ANNEXATION DOCUMENTSDevelopMent Services Planning Department June 8, 1989 Gloria & Gunther Preuss 4401 Innovation Drive Fort Collins, CO 80525 Dear Property Owner, • In May of 1980, the governments of Larimer County and the City of Fort Collins, Colorado, officially adopted a land use planning document known as THE INTERGOVERNMENTAL AGREEMENT FOR THE FORT COLLINS URBAN GROWTH AREA. The purpose of the urban growth area was to delineate an area surrounding the City of Fort Collins which was deemed appropriate for the development of urban types of land uses and residential densities and the provision of urban levels of public services and facilities. One of the stated intents of the urban growth area agreement was to have urban development occur within the City of Fort Collins so that the provision of urban level services by Larimer County would be minimized. One of the key implementation agreements reached between Larimer County and the City of Fort Collins deals with the annexation of property within the urban growth area. Essentially, the City of Fort Collins has agreed to annex all property within the urban growth area. This annexation agreement extends to both voluntary annexations and the involuntary annexation of county enclaves. County enclaves are properties and areas which have been completely surrounded by the city. The State of Colorado's annexation laws allow a municipality to annex county enclaves which have been completely surrounded by the city for three or more years. The property which you own is included within such a county enclave. City staff has prepared an Annexation Petition as the first step in the process of annexing your property. Your property, located north of Harmony Road and west of the Union Pacific railroad tracks, has been included in an Annexation Petition called: Harmony Annexation No. 7. City staff has proposed your property be placed into the I-P, Industrial Park, zoning district. The following uses are allowed in the I-P Zone: ,00 LaPorte A,enue • P.O. But DSO • f.ort Collins, CO S0-52=-05SO • 221;0 Gloria & Gunter Preus Letter June 8, 1989 - Page 2 1) Light industrial uses, but not including uses such as mining and extracting industries, petrochemical industries, rubber refining, primary metal and related industries. All such light industrial uses shall be shown on a site plan submitted to and approved by the Director of Planning. 2) Commercial uses, provided that the uses are shown on a site plan submitted to and approved by the Director of Planning. 3) Accessory buildings and uses, including related retail sales uses, when incidental and subordinate to any use permitted in the I-P, District. 4) Any land use located on a Planned Unit Development Plan. The Annexation Petition will be heard by the Fort Collins Planning and Zoning Board on June 26, 1989. The Board will conduct a public hearing and make a recommendation on the Annexation Petition to the Fort Collins City Council. The City Council will consider official annexation of the property via ordinance in August of 1989.
