MEMORANDUM
TO: Planning and Zoning Board
FROM: David M. Herrera, Executive Director
DATE: June 5, 1989
SUBJECT: P.U.D. Application 100 Grandview
The purpose of this application for Planned Unit Development is to convert an
existing greenhouse facility into a maintenance storage and workshop facility for
the Fort Collins Housing Authority.
The bulk of work to be done involves selective demolition of greenhouse structures
and the redevelopment of the remaining structures. No additional construction is
contemplated. Full conformity with parking and landscaping requirements is proposed.
In addition, the site will be completely fenced.
No tenant or public activity is contemplated at the site.
The property will be used primarily as a warehouse for the many materials used by
the Fort Collins Housing Authority in its operating and maintenance of dwelling
units. e.g., ranges, refrigerators, tools, lawn equipment, lumber, plumbing
supplies, etc.
The Fort Collins Housing Authority also has a fleet of service vehicles which would
be parked under cover at the proposed facility. No vehicle maintenance or washing
is proposed for the subject property.
The Fort Collins Housing Authority proposes to retain one greenhouse structure for
use in growing bushes, shrubs, and flowers for use at the dwelling units.
Some office space will be established within the existing buildings for use by
maintenance personnel. Signage will be limited to a painted door sign identifying
the facility and the address as well as a phone number for maintenance calls.
Also, within the existing buildings, a small workshop will be established for light
work such as screen repair, light carpentry and cabinet work, locksmithing, and
general maintenance shop work.
