RE: Symbios Final P.U.D resubmittal
Dear Steve,
Attached are the required copies for resubmittal of the Symbios Final PUD
Plans. Engineering documents are being submitted separately by RBD
Engineering. Outlined below I have summarized our response to staff
comments. The response numbers correspond with the numbers on your
letter dated July 19, 1996. Of course we would be happy to get together
with you and engineering to discuss any specific items.

Per discussions in the CRT meeting for this project it was
stated by Doug Martine that offsets between existing
utilities seemed to allow for the inclusion of light and
powers additional service line. Tricia Kroetch from RBD
will clarify locations of existing utilities along C.R. 9 and
coordinate with Doug Martine.

All site lighting and parking lot lighting is shown on the site
plan. The building elevations do not indicate any light
fixtures at this time. Final fixtures have not yet been
determined. We will provide detailed cut sheets when the
fixture style is finalized.
6.
(1)The additional hydrants have been provided at the
entrances on C.R. 9 and Harmony Road. Refer to RBD's
revised drawings. (2)The building will be sprinkled to NFC
standard 13. (3) The service drive is 30 feet wide providing
the unobstructed roadway to the building for aerial
operations.
7a.
Ten handicap spaces are being provided, and the text has
been revised accordingly.
7b.
The note on the site plan has been revised to reference the
granting of a variance for the 46 foot building height.
8.
Refer to RBD's engineering drawings.
9.
(1)More landscaping has been added. Have increased the
number of Burr Oak. (2) Have increased the landscaping at
the southeast corner of the site. The pond will be
constructed as part of the first phase, therefore no landscape
contingency is being planned. (3) I have included a copy of
RBD's site grading plan for your review of the Harmony
Road berms.

11. Refer to RBD's revised drawings. A preliminary design
will be included as part of RBD's revised drawings.
12. Refer to RBD's engineering drawings. Power lines will
need to be moved. We are currently in the process of
negotiation with PSCO.

14. Stormwater comments will be addressed by RBD.
15. The ultimate width of Harmony Road is indicated on the
Site Plan and all Engineering Drawings, and all
improvements are outside of the 80' setback zone.
16. Refer to sheet 3 of 4 for landscape screening north of the
service area.
17. Sheet numbers have been changed.
18. A note has been added to the landscape plan about
coordination between consultants.
A landscape categories table has been added to the landscape plan as
requested. Plant locations have been adjusted to have required separations
from utilities.
The street trees along CR 9 have not been added. The new street standards
do not apply to this project.
RBD will be addressing comments from CDOT, Stormwater,
Water/Wastewater, Mapping, and Transportation.
