INNOVATIVE COMPANIES - 4401 INNOVATION DRIVE
PLANNING DEPARTMENT PROJECT NUMBER #35-89
WHEREAS, the applicant, Innovative Companies, has duly followed the
City procedure for the I-P (Industrial Park) Site Plan Review as outlined in
Section 29-401 and Section 29-513 of the City Code and has submitted their
application for an I-P Site Plan Review for the following described property,
to wit:
Lot 19 of the subdivision known as The Replat of Lots 13, 14, 15,
16, and 18, Golden Meadows Business Park, situated in the south
half of Section 31, Township 7 North, Range 68 West of the Sixth
P.M., City of Fort Collins, County of Larimer, State of Colorado.
WHEREAS, the City Planning Department Staff processed the application
request in accordance with Section 29-513 including the publication of legal
notification in a local newspaper with daily, general circulation; and
WHEREAS, the Director of Planning held a public hearing on Monday,
September 18, 1989, at 1:30 P.M. in the Planning Department Conference Room,
New City Hall, 300 LaPorte Avenue, for the purpose of reviewing the I-P Site
Plan application and for the purpose of establishing a vested right under the
provision of Article 68 of Title 24, C.R.S.
NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE DIREC-
TOR OF PLANNING OF THE CITY OF FORT COLLINS THAT:
The I-P Site Plan Review, known as Innovative Industries - 4401 Innovation
Drive, be hereby approved, and as grounds, therefore, the Director of Planning
does find the following facts to be true:
A. The construction of a new parking lot, drainage improvements, and new
landscaping are considered accessory uses to the existing manufacturing
facility and are, therefore, considered uses by right in the I-P zone
district.
B. The proposed uses conform to the performance standards as outlined in
Section 29-368 of the City Code.
C. The drainage improvements and new landscaping have been viewed and
approved by the City of Fort Collins St water Utilit an the City of
Fort Collins Division of Forestry. /% ��
