IP Site Plan for Innovation Companies which was presented before the
Conceptual Review Team on March 27, 1989.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

CONCE]APTUAL REVIEW STAFF COMMENTS
MEETING DATE: March 27, 1989
ITEM: I-P Site Plan Review to add a parking lot on the west side of the
Innovative Compa.nics building at 4401 Innovation Drive.
APPLICANT: Innovative Companies, Inc., c/o Mr. Bill McCaffrey, 4401 Innovation
Drive, Fort Collins, CO. 80525.
LAND USE DATA: 112 space parking lot addition at 4401 Innovation Drive in
the Golden Meadows Business Park.
COMMENTS:
1. The zoning is I-P, Industrial Park. The adjacent neighborhood park is zoned
residential. The zoning requirement (Section 29-403) states that:
"Generally, an eighty -foot landscaped buffer strip shall be recommended along
any and all residential district boundary lines abutting property in the I-P
District, provided that variations from the standards herein set forth may be
permitted if the City Forester and Director of Planning find that such
variations provide an equal amount of effective screening".
As a result of this requirement, please submit a landscape plan, showing
existing and proposed plant material along the north property line. Also,
please submit letter stating the request for a variance to the 80 foot
landscaped buffer. The letter should be addressed to the City Forester and
the Planning Director.
2. The parking lot should provide 6% interior landscaping.
3. Please provide bicycle and motorcycle parking.
4. All manholes that are to be paved over must be brought up to grade. Also,
please be careful when paving around existing hydrants.

5. The handicap parking stall needs an access ramp. Slope should not exceed a
ratio of 1:12.
6. If there is an existing Drainage Report, please show how the new parking lot
is in accordance with the Report. If there is no report, please provide a new
Drainage Report with Grading Plan. No detention would be required.
Erosion control measures are encouraged.

7. There are two cases at the northwest corner and the northeast corner where
two spaces are perpendicular to each other. These spaces are close enough to
cause problems in backing out. This situation could be improved either by
deleting the ,spaces or deleting half the spaces and reconfiguring the parking
bays.
8. The turning radii for a tractor -trailers may be squeezed. It would be helpful
to draw the radii on the site plan to show that the trucks could make the
turn movements.
9. Existing parking areas should be so indicated.
10. Perimeter parking stalls can be reduced from 18.5 feet to 17 feet provided that
there is a minimum of 2 feet of overhang into a landscaped area.
Overhanging sidewalks is only allowed if the sidewalks are a minimum of 6
feet.
11. The landscape plan should show the islands to include shrub beds as well as
trees.
12. Please call Mr. Matt Baker (221-6605) or Mr. Mike Herzig (221-6750) to verify
any obligations that may be due to the street oversizing fund.
13. The Police Department encourages adequate parking lot lighting for employees
who work evenings.
