As you may be aware, we are experiencing staff shortages in a number of key departments, which has begun to impact the quality and timeliness of our reviews. We recognize that development and construction play a critical role in our community’s vibrancy and economic recovery, and we have been exploring options for mitigating impacts to our customers. As a result, we will be making some temporary service changes.Beginning May 10th, one additional week of review time will be added to all 1st and 2nd round submittals (increase from 3 weeks to 4 weeks).Comment Number: 6 Comment Originated: 04/27/2021FOR FINAL APPROVAL:All "For Final Approval / For Approval" comments need to be addressed and resolved prior to moving forward with the final documents and recording of this project. The owner/grantee of the easement needs to initiate the vacation with a formal request. We will need a TDRF application and the vacation fee of $400 paid to the City. If the vacation is approved by all affected City departments and outside agencies, the vacation can be finalized. The vacation requires a resolution to be recorded with the survey legal description and exhibit. Please visit the Engineering Development Review website for more information: https://www.fcgov.com/engineering/devrev.php Response: Park Planning is currently working with John Von Neida in Surveying to show that as vacated and he will provide all documents and language to support this. The fee will also be paid by Park Planning.Comment Number: 2 Comment Originated: 04/27/202104/27/2021: FOR FINAL APPROVALPlease revised the utility plan signature blocks to the current City standard. Please thoroughly review the entire redline set and address all comments. It will be helpful if you continue to provide specific responses to each comment that indicate how the comment/redline was addressed. Since the majority of the comments are in the redlined pdf, a pdf submittal that includes responses to the redlines directly on the pdf sheets would probably be the most useful. Please include something to the effect of "Redline Responses" in the file name. Response: Please see redlines for responses.Comment Number: 5 Comment Originated: 04/28/202104/28/2021: DEVELOPMENT AGREEMENT (DA)I was able to confirm that no DA will be necessary for this project. As of January 1st, 2021, these fees will be collected on all projects for such inspections. The Erosion Control fees are based on; the number of lots, the total site disturbance, the estimated number of years the project will be active and the Stormwater Inspection Fees are based on the number of LID/WQ Features that are designed for on this project. Based on the proposed site construction associated with this project we are assuming 1lot, 3.27 acres of disturbance, 1 year from demo through build out of construction and an additional 2 years till full vegetative stabilization due to seeding. Which results in an Erosion Control Fee estimate of $1,172.09 .Based on two bioretention/rain gardens, the estimate of the Stormwater LID/WQ Inspection fee is $630 Please note that as the plans and any subsequent review modifications of the abovementioned values change the fees may need to be modified. I have provided a copy of the spreadsheet used to arrive at these estimates for your review. All Erosion and Sediment Control comments were addressed through the Major Amendment submittal. There is a lot of impervious surface around the building, and a few canopy shade trees could provide much need shade and cooling. Response: Park Planning feels that changing the trees at these locations to shade trees will not work with the native landscape design we have for the building so will be leaving the evergreen trees in these locations. Response: Adjusted the trees on the redline drawings that were too close to the existing light pole and checked with SW and they are fine with the tree locations that are within 6’-7’ of the buried SW RCP.Department: PFAContact: Marcus Glasgow, 9704162869, marcus.glasgow@poudrefire.orgTopic: GeneralComment Number: 1 Comment Originated: 04/27/202104/27/2021: FIRE ACCESS Please either (1) include gate design with plans or (2) include language in Notes: Gate is required to comply with IFC D103.5 design requirements.
