PRELIMINARY DRAINAGE REPORT
BURGER KING AT LEMAY AVENUE AND RIVERSIDE AVENUE
SITE: The proposed site is located on the Southeast corner of Lemay
Avenue and Riverside Avenue situate in the Northwest 4 of Section 18,
Township 7 North, Range 68 West of the Sixth P.M., City of Fort Collins,
County of Larimer, State of Colorado. The area of the site is 39,714
square feet of which 34,057 square feet will be in the lot and 5657 square
feet will be dedicated for additional right—of—way.
EXISTING CONDITIONS: There is an existing 21,600 square foot metal
building on- site. The remaining site is gravel. The slope of the ground
is Southeast to Northwest at 0.70% grade. There is an existing 2 foot
area grate inlet on Lemay Avenue where the major part of the runoff goes.
There is no runoff from offsite onto this site. The existing flow
quantities are Q2=1.18 c.f.s., Q10= 2.07 c.f.s., Q100=4.18 c.f.s.
PROPOSED: We would ask for a variance of using the gross site area of
58,120 square feet for this site because Riverside and Lemay Avenues
are existing and the runoff from these two streets now flows directly
to the Poudre River through the two foot area inlet on Lemay. Secondly,
there is no reasonable way to get the runoff from these streets into
our proposed detention pond, and third, both of these streets are
arterials and our site is so small it would almost double the required
detention. It is our proposal to use for calculation, all the area behind
the existing walks on Lemay and Riverside abutting the site being 41,818
square feet or 0.96 acres.
It is our proposal to detain the 100 year storm on site in a detention
pond and release at the historic rate of release of 1.18 c.f.s. The
proposed detention pond will have a minimum capacity of 5,232 cubic
feet. We are proposing to release our runoff into the existing storm
drain system. We will also be constructing a new 4 foot curb inlet it
place of the existing two foot inlet.
