Box 580 Fort Collins, CO 80522 ATTN: Mr. Ted Shepard Dear Ted: I would like to clarify the issues in regards to the proposed Burger King at Riverside and Lemay. 1. Burger King will restrict the left out on Lemay between 4:00 - 6:00 P.M. weekdays with a sign. Matt Delich sent us a letter and a revised intersection design dated September 25, 1989. The design has been incorporated into this revised preliminary P.U.D. 2. The northbound right turn bay was not required per the traffic study. 3. A more accurate and detailed striping plan is incorporated into the P.U.D. 4. The location of the curb on the northeast quadrant moves one foot to the east but maintains the same geometrics on the north leg of Lemay Avenue. 5. Burger King will add the necessary directional signs on the site. 6. We have added a 13'0" X 2010" landscaped island to decrease the "large asphalt expanse". 7. Ed Zdenek has tried to communicate with Richard Ensdorff to resolve the offsite improvements. A discussion will be held prior to the final submission to resolve off site obligations. 8. Included on the P.U.D. is a 20' access easement with a 28' wide drive. 9. A. The existing contours are on the engineering drawing revisions. B. There are no off site areas contributing to the detention. C. The parking area has a blanket access, utility and drainage ease- ment. D. The existing conditions are being verified. 10. We feel it is in the Cities best interest to review the request of the P.U.D. variance. 12. We have added more plant material to provide year round visual interest. 13. There is more foundation shrubbery on the north side of Burger King. 14. The trash enclosure has changed location slightly to allow utility meters access. We have evergreen screening where possible. 15. The fence detail is included in this revision. 16. The walks at the parking areas were increased to 6' wide. 17. Burger King will comply with the Cities sign code requirements. 18. The mansard is greater than 450. 19. The menu board will be screened from Lemay Avenue and thus will not be considered a monument sign. 20. Burger King has decided not to use the oversized etched glass window on this project. 21. The notes required on the P.U.D. has been included. 22. A subdivision plat will be given at final submission of this P.U.D. We apologize for the tardiness of resubmission. Sincerely, EDWARD G.
