Foothills Country Club which was presented before the Conceptual Review
Team on June 26, 1989.
The comments are offered informally by Staff to assist you in preparing the
detailed components of the project application. Modifications and additions to
these comments may be made at the time of formal review of this project.

LAND USE DATA: Request to establish a catering business at 6813 South
College (formerly Nicky's Restaurant)
COMMENTS:
1. Provide a letter from a professional engineer stating that the proposed
project does not impact the amount of impervious area or the direction
of flow. (Storm Drainage)
2. Check with the building inspection department for their requirements
regarding remodeling. (Fire)
3. Water and sewer service will be provided by Fort Collins/Loveland Water
District and South Fort Collins Sanitation District (226-3104) respec-
tively. (Water and Sewer)
4. The applicant will need to apply for a State Highway Access Permit. A
letter from a professional engineer describing the traffic impact will
be required. Contact Rick Richter (221-6750) for further information
regarding permit application. (Engineering)
5. Nicky's Restaurant was originally developed in the County. When the
property was annexed, a condition was put on the annexation that
required all development to be done as a planned unit development (PUD)
under the criteria of the Land Development Guidance System. Nicky's
became a non -conforming use. When Nicky's stopped operating the restau-
rant for one year, the non -conforming use right was lost. Any land use
proposed for the site now, must be processed as a PUD. (Planning)
