The comments are offered informally by Staff to assist you in preparing the detailed components of the project application. Modifications and additions to these comments may be made at the time of formal review of this project. Box 580 • Fort Collins, CO 80522-0580 • (303) 221-6/- CONCEPTUAL REVIEW STAFF COMMENTS MEETING DATE: July 3, 1989 ITEM: Riverbend Stables APPLICANT: John Ferrie/John Barnett LAND USE DATA: Request to establish rental stables, north of Riverbend Ponds. COMMENTS: 1. The city will provide power to the site. The developer is responsible to provide access to the property if easements are required. Contact our office to fill out a "Commercial-1 " form and to find out what develop- ment charges will apply. (Light and Power) 2. The I-L Limited Industrial District does not list rental stables as a use by right, therefore, the project will need to be processed as a planned unit development (PUD). Point charts will not be required, how- ever the applicant will need to complete the All Development Criteria Chart. (Planning) 3. A drainage report and erosion control plan will be required. There is a concern about water quality relating to storm water run-off. If a wet- land filtration system is proposed to address this issue, be specific about the design and expected performance of the system. (Storm Drain- age, Natural Resources) 4. Check FEMA requirements for livestock. (Storm Drainage) 5. Water and sewer service will be provided by East Larimer Water District and Boxelder Sanitation District respectively. (Water and Sewer) 6. Check water capacity for fire flow requirements. (Fire) 7. Review engineering comments provided March 3, 1989. Timberline Road extension has been funded and it is anticipated that right of way acqui- sition will begin soon. (Engineering) 8. Review Parks and Recreation comments provided March 3, 1989.
