General Information:
The proposed use for the site is a multi-family apartment project. The site is 0.436 acres
and is located on the west side of Howes Street, north of Laurel Street. The site has an
existing house with historical designation. 1 new building is proposed with a total of 16 units
located in studio and 2 and 3-bedroom configurations.
The main pedestrian entrance to the site will be from Howes Street, with vehicular parking
located to the west (access from the alley). There is an east-west pedestrian spine that runs
from Howes Street to the alley. A small central courtyard is located between the existing and
proposed building with individual patios fronting to the common space. The site includes a
covered bike storage area.
The site is bounded by the alley to the west, CSU University Services building to the north,
Howes Street to the east and Flats at the Oval subdivision to the south.
Proposed landscaping for the site will consist of a mix of turf areas, foundation plantings
consisting of shrubs and ornamental grasses as well as focused areas of planting using a
water wise plant palette.
The new building is designed with a simple modern style with an articulated and rational
architecture using modern construction methods. Its massing protects and complements the
historic character of the adjacent house and its later addition using similar proportions and
materials while referencing their details and proportions without being imitative.
