Staff has reviewed your submittal for HARMONY SCHOOL SHOPS, 5TH FILING REPLAT -
PDP, #42-89K, and we offer the following comments:
ISSUES:

Topic: Utility easements

[7/31/06] On plat, clarify what is utility easement to the north of Walgreen's site.
Number: 4 Created: 7/31 /2006
[7/31/06] On east side of drive north of Harmony, if 2-inch water service is not abandoned,
curb stop must be in utility easement.
Comments from Current Planning:
As you indicated at the project review meeting, the title needs to be further described as
"Being the Replat of Lots Four, Five, Six and Seven of the Harmony School Shops 4th
Filing."
There are three references to the Emergency Access, Utility and Access Easement that are
labeled "Per HSS 4th." But doesn't the Fifth Filing Replat supersede this portion of the
Fourth Filing? Is it valid to reference the 4th Filing? In other words, shouldn't the Fifth Filing
stand on its own? If there is a Reception Number, it should be provided.
There is a Utility and Drainage Easement along the eastern property line that is called out
with a Reception Number but the number is missing. If there is a Reception Number, it
should be provided.
Be sure and return all of your redlined plans when you re -submit.
