HomeMy WebLinkAboutHARMONY SCHOOL SHOPS 5TH FILING, BEING A REPLAT OF LOTS FOUR, FIVE, SIX AND SEVEN OF THE 4TH FILING - PDP - 42-89K - CORRESPONDENCE - CORRESPONDENCE-HEARINGiii City of Fort Collins Commu* Planning and Environmental *ices Current Planning Dear Resident: August 4, 2006 On Monday, August 21, 2006, at 5:00 p.m., in conference room A of 281 North College Avenue, Fort Collins, Colorado, the Current Planning Director will conduct an administrative hearing to consider a development proposal in your neighborhood. The project is referred to as Harmony School Shops 5th Filing, Being a Replat of Lots Four, Five, Six and Seven of the 4th Filing. Presently, Harmony School Shops 4th Filing is platted into nine lots. With the proposed 5th Filing Replat, Lots Six and Seven would be consolidated into one single lot. Lots Four and Five would be slightly modified. The site is zoned H-C, Harmony Corridor. The purpose of the Replat is to provide a larger single lot for Walgreen's Drugstore. Walgreen's is proposing to build a 14,500 square foot retail store with a drive -through facility on 2.3 acres in the southeast corner of the shopping center. This single building on one larger lot would replace two smaller buildings on two lots. The Walgreen's proposal is being processed as a Minor Amendment to the approved plan and is not subject to a public hearing. Information about the Walgreen's proposal is available at the Current Planning Department. The City Current Planning Staff and Director consider your interest and input in this matter, as well as your neighbor's input, an important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
