This letter is provided to you in Microsoft Word format. Please use this document to insert responses to each comment for your submittal, using a different font color. When replying to the comment letter please be detailed in your responses, as all comments should be thoroughly addressed. Provide reference to specific project plans or explanations of why comments have not been addressed, when applicable. Response: Acknowledged Comment Number: 3 02/16/2021: INFORMATION: Resubmittals are accepted any day of the week, with Wednesday at noon being the cut off for routing the same week. All submittals are electronic. Please give me advanced notice of when you plan to resubmit. Response: Acknowledged Comment Number: 4 02/16/2021: FOR HEARING: All "For Hearing" comments need to be addressed and resolved prior to moving forward with scheduling the Hearing. Staff would need to be in agreement the project is ready for Hearing approximately 3-5 weeks prior to the hearing. I have attached the 2021 P&Z schedule, which has key dates. Staff has attached a few recent examples of projects that provide an adequate justification/narrative to address the 5 criterion. Response: The narrative has been revised. 02/15/2021: FOR HEARING Please evaluate the following as part of the rezoning narrative: 1. The rezoning's consistency with the City's Comprehensive Plan and I‑25 Subarea Plan. 2. Why the rezone warranted by changed conditions within the neighborhood surrounding and including the subject property. (you already do this, just include this language before describing why it's warranted) 3. How the extent to which the proposed amendment is compatible with existing and proposed uses surrounding the subject land and is the appropriate zone district for the land. 4. Whether the proposed amendment would result in significantly adverse impacts on the natural environment, including, but not limited to, water, air, noise, stormwater management, wildlife, vegetation, wetlands and the natural functioning of the environment. 5. Whether and the extent to which the proposed amendment would result in a logical and orderly development pattern. Response: The narrative has been revised.
