Land Use Supermarkets would now have to be located in a group of more than four other retail stores, located in a complex, planned, developed, owned or managed as a single unit with off-street parking. 2. Exterior Materials Prohibition Exterior building materials shall not include smooth -faced concrete block, tilt -up concrete panels or prefabricated steel panels. 3. Entrances Face Streets All sides of a supermarket that directly face an abutting street shall feature at least one customer entrance. If more than t,vo streets apply, then only two streets apply, the primary street and the secondary street. 4. Parking Distribution No more than 50% of the off-street parking shall be located between the front and the abutting street. 5. Back Sides The minimum setback for any building facade shall be 35 feet from the nearest property line. If adjacent to residential, provide a berm (six foot minimum) with evergreens planted at least every 20 or in clusters. 6. Small Retail Stores If the building contains additional separately owned stores with less than 25,000 square feet, with separate entrances, then the street level facade must have windows between three and eight feet above grade along no less than 60% of the facade of the smaller store. 7. Ground Floor Facades Ground floor facades that face public streets shall have arcades, display windows, entry areas, awnings or other such features along no less than 60% of their horizontal length. 8. Pedestrian Circulation Sidewalks at least 8-feet in width shall be provided along all sides of the lot that abut a public street. 9. Internal Walks Weather Protection Internal pedestrian walkways shall provide weather protection features such as awnings or arcades within 30 feet of all customer entrances.
