Attached are five prints of the Harmony School Shops First Filing PUD Plans, revised
in response to Staff Comments. Specific responses include:
1. The applicant has been working with the Landmark Preservation Commission,
and is scheduling review of the proposed final plans for the next LPC agenda.
2. We have provided the requested 3' separation between the fence and the public
walk. Fence and gate details (matching the Harmony Cemetery fence) have
been provided.
3. The parking and circulation have been clarified on the revised plans. Off -site
easements including the areas where "shared" pavement extends beyond the
limits of this lot are being completed.
4. The plant materials and their placement are designed according to the guidelines
in the Harmony Corridor Plan. The proposed trees, shrub bed, 80' setback, and
berm will adequately buffer the parking lot parallel to Harmony Road.
5. Three street trees (there is not adequate room for four) have been placed in the
parkway strip along Timberline Road.
8. Additional plantings, including vines, have been added abound the base of the
new building area.
1 6-18. Timberline improvements affecting this site were completed with the Diamond
Shamrock development to the north. The only public improvements remaining
to be completed along Harmony Road are related to the walk and landscaping.
The ultimate cross section of Harmony Road at this location would typically
need to be 151'± of right-of-way (see attached). There is currently 150' of
right-of-way in this area. Given the number of constraints (existing buildings,
other improvements, utilities, and curb & gutter location, the additional one foot
of right-of-way should be either forgiven or taken from the south side. Matt
Delich has confirmed that this "long term" section on Harmony with three travel
lanes in each direction will not be needed for many years - until the Harmony
Corridor is essentially built out. In both the interim and long term condition, the
existing curb and gutter is planned to remain in its existing location.

Harmony School Shops Second Filing is scheduled to be submitted on March
17th for P&Z review. The intent of the property owner (for both filings) is to
include the required interim improvements to Harmony Road with the Second
Filing.
19. PSCO has indicated that an 18' easement will be adequate along Timberline.
The requested 20' easement has been provided along Harmony Road.
Ten sets of prints, reductions, and color renderings will be submitted by March 17th
as required.
