Roche, Senior Forestry Coordinator 413 South Bryan Avenue Fort Collins, CO 80521 Re: H-25 Multi-Family Development Dear Ms. Roche: This letter accompanies our FDP submittal for the H-25 Multi-Family Development. Our team met on site with you November 21, 2019 to review existing on-site trees on the north side of the site and again on September 4, 2020 to review trees along the south property line at the pond. Information from those meetings, including tree mitigation requirements are included in our submitted drawings. The site has a total of 53 existing trees of size and species to be counted by the Forestry Department. There are additional trees of habitat value that were inventoried by Environmental Planning. Many existing on-site trees are in fair to poor condition and/or are undesirable species such as Russian Olive. The site plan layout has been designed to retain existing significant trees where possible and build on existing tree groupings to enhance overall aesthetic, environmental and wildlife value. A total of 15 trees will be removed, requiring 15.5 (16) mitigation trees. Mitigation for Forestry trees, Environmental Planning trees and vegetation are accounted for and noted on the Tree Mitigation Plan. Of the trees planned for removal, 4 are already dead and 3 are of FAIR- and lower in quality. The remainder are being removed due to conflicts with the proposed buildings and site work. In order to raise buildings out of the floodway, the finish floor of most buildings will be raised one to two feet above existing grade. Any existing trees located near proposed buildings would be potentially impacted by fill in addition to foundation excavation. Due to the FAIR/POOR quality of the trees being removed we do not believe they are suitable for transplanting off-site. A complete listing of trees to be removed and are noted on sheet LP004 of the PDP submittal. The largest existing Cottonwood on site is planned to be preserved through a sidewalk re-alignment and low site wall. Information on the grading within the CRZ and wall height is in the Civil grading plans. Tree removal within the Natural Habitat Buffer Zone has been minimized. We feel that our team has taken reasonable measures to preserve and protect existing trees on the site, while working within other jurisdictional requirements and clearances.
