Attached are five prints of the Harmony School Shops Preliminary PUD Plans, revised
in response to Staff Comments. Specific responses include:
1 . Lot areas are being added to the preliminary plat by RBD.
2. The drainage area on the northerly portion of the site has been shown on the
revised preliminary as Tract 'A'.
3. A utility coordination meeting will likely be held with the first Final PUD at
Harmony School Shops.
4. We have illustrated an extended "pork -chop" island at the right-in/right-out
access from Timberline Road. We understand that the exact design of this
access will be resolved with Diamond Shamrock's Final PUD.
5. Our traffic engineer, Matt Delich has indicated that the existing right turn lane
on Harmony Road is adequate to serve this site, and works with the lane
alignments to the west of this site.
7. We have written a letter (copy attached) and sent copies of the Harmony
School Shops Preliminary Plans to the adjacent property owner to make him
aware that our plan is set up to allow access between the two sites; and have
requested that he contact our office or the Community Planning office with his
comments.
1 1 . A fenced outdoor play area for the potential day care use is shown on the
Preliminary PUD plans.
25. With the Final for Lot 8, we will look at ways to better tie the easterly entry to
Anchor B to the pedestrian plaza at the southeast corner.
Ten sets of prints, reductions, and color renderings will be submitted by December 11 th
as required.
