Overall Development Plan Harmony School Shops is a parcel of land that is included as part of the Timberline Farm Overall Development Plan which was approved in September, 25, 1989. 2. Amended Harmony Corridor Plan Harmony School Shops is a parcel of land that is governed by the Harmony Corridor Plan, as Amended, that was adopted in December of 1994. 3. Standards and Guidelines for Large Retail Establishments For any structure that meets the definition, the Standards and Guidelines for Large Retail Establishments, adopted in January of 1995, will apply. 4. Harmony School Shops Preliminary P.U.D. The Harmony School Shops Preliminary P.U.D. was approved on December 18, 1995. 5. Final P.U.D. Three Final P.U.D.'s have been approved in the Harmony School Shops Center: 1. Diamond Shamrock Corner Store - Convenience Store 2. Harmony School Renovation, lst Filing - Private School 3. Allowable Land Uses in Harmony School Shops Center Harmony School Shops is designated as a "Community Shopping Center" in the Harmony Corridor Plan. Community Shopping Centers are permitted uses in the H-C, Harmony Corridor zone district. This scale of center allows cinemas as a permitted use, subject to review by the Planning and Zoning Board. 7. Neighborhood Information Meeting The introduction of multi-plex cinema in Harmony School Shops will trigger a neighborhood information meeting for the benefit of the Sunstone Village Harmony Mobile Home Park residential neighborhoods. 8. Harmony Road/Milestone Drive Intersection The Harmony Road/Milestone Drive intersection is a tee intersection that allows for full - movement access with the obvious exception of the westbound through movement. Presently, this intersection is not signalized. Based on discussion with the City of Fort Collins Traffic Engineer, the Timberline Road/ Milestone intersection will not be signalized due to its proximity to Harmony Road.
