Whitcomb – Accessory Dwelling Unit Statement of Planning Objectives The objective of the proposed development is to construct an 600 square foot structure with living space with ceiling height of 8’-0” and higher. There will be 2 bedrooms and one bathroom in the unit. The Accessory Dwelling Unit will have a gravel parking area to the East of the structure, and fenced yard space surrounding the structure for the occupant’s use. Access to the living space will be via an exterior door along the East side of the structure. The primary intent of the development is to provide residential living space for lease. The project site is located on the Southern end of the West Side neighborhood in the NCB zone. We designed the structure to complement the existing structure on the property, as well as the surrounding structures and to limit the impacts to our adjacent neighbors. We consciously limited the height and size of the proposed structure to not loom over any neighboring structures. We have been in contact with the occupants of the adjacent properties to let them know of our planned project and to open the lines of communication so that we can proactively mitigate any concerns they may have currently or in the future.
