The land use pattern indicated on the Timberline Farm Master Plan is consistent with the adopted Land Use Policies Plan of the City of Fort Collins, both with regard to neighborhood planning and locational criteria for various land uses. Beyond Phase One (Parcel A), there is no definite phasing or development schedule for the site. It is estimated that development of the subject properties may begin in late 1989, and continue beyond 1995. The land uses indicated would provide employment for an estimated 500 to 700 persons.
