3.5.4(D)(1)(a)
Aesthetic Character
Facades and Exterior Walls
Seeking modification for this standard.Increased the depth from the main building wall of stone and metal panel masses on the north, west, and south elevations from roughly
1’-0” to 2’-8” deep. Added parapet returns on these masses to increase the perceived depth over the main parapet. Increased the width
of the mass on the northwest corner due to the addition of a second auto -door for pickup which increased the width of the buildout.
Added two windows on the east elevation by the seating area by owner request increasing glazing percentage.

Detail Features
The main building wall design utilizes items a through c at intervals less than 30’. No changes. Arrangement of façade changes on west elevation was alter slightly to accommodate the relocation of the delivery driver
door by the owner. The 30’ interval was maintained.

Roofs
The design contains elements of all four of the listed roof features: parapets with
three dimensional cornices concealing the roof elements within the prescribed
heights, the central gable element with eaves extending at least 3’-0”, and multiple
roof planes.
The elevations of the typical wall condition parapets on all sides of the building were altered by one to three masonry courses, so that
there are at least three different heights for the top of roof/parapet. This also allowed us to better screen perimeter mechanical
equipment in certain areas where offsite grading is higher. Parapet returns were added for increased depth of built out areas which also
increases the prominence of the cornice projection.

Materials and Colors
Use of earth-tone colors on all major materials. Use of split-face masonry, cast-
brick masonry, stone veneer, and architectural metal panels.

Entryways
Main entry vestibule area projects out of the main building wall and has an
increased height. Entry points use canopies, raised parapets with cornices,
display windows, and some adjacent landscaping to comply.

Entryways
A gable element and larger corner masses aligning with entry door vestibules are
used to break it up larger mass by interior program. Parapets and gable roof
project back over roof to avoid false facades.

Site Design
Entrances
The main entry point is centered on the east elevation off the parking lot. The
secondary entrance is in the east corner of the south elevation aligning with the
indoor/outdoor seating area, Starbucks, and made to order foods where the most
secondary traffic is expected.

8’ wide sidewalks provided. Connection point to mass transit station provided on

provided on the east side of the building adjacent to the main parking lot sidewalk.

Sidewalks provided on south and north sides of building where customer
entrances are. Planters, tree grates, and landscaping provided adjacent to these
