Dear Tim and Greg:
On behalf of Super Group Inc., the developers of Sunstone,
I want to acknowledge the effort and support offered by
the City staff in the review of the recently proposed IF
Sunstone 5th project. We are anxious to try to test a new
approach in the design and landscaping of neighborhood
detention ponds.
Obviously, the primary and practical function of the ponds
is to provide adequate storm drainage detention. Unfortunately
the more standard low -maintenance landscaping is not
particularly attractive open space. A wetlands approach
may conserve maintenance dollars and have the added benefit
of increasing the natural wildlife areas within the city's
developed areas.
Our project planner Cityscape, and our engineering firm
EPI, cooperated to design a more intense landscaped wetland
area that has sufficient detention capacity, yet will be more
attractive with a greater variety of plantings and will be
more likely to serve as a wildlife habitat.
Where similar areas exist naturally they are perceived as
a community asset. To purposefully create such a wetland
area within a neighborhood should add value to the adjacent
area and to the community as a whole.
The design as approved, offers a location geared for
participation. Developers who seek to mitigate development
of small wetland areas can contribute to this effort.
Additionally, I'd suggest that the City consider the
opportunity to invest in this experiment. A portion of the
regular on going annual maintenance costs saved by the
"no -maintenance" design could be invested up front.
Similarly small contributions from Natural Resources could
help to enhance the wildlife habitats or provide signage

that would identify the area as a unique community effort.
The staff's initial support, the professional expertise,
the commitment of the developer bolstered by City participa-
tion can be the initiation of a meaningful community effort.
We intend to keep the Natural Resource and Storm Drainage
Board members informed about our progress, and we anticipate
your interest and look forward to your participation.
