Box 580 Fort Collins, Colorado 80522 Dear Mr. Shepard: Wehave reviewed the Timberline Farm Master Plan/Parcel A Preliminary and Site Access Study. We ask for your consideration of the following comments. The. Master Plan shows two points of access to State Highway 68, Harmony Road, The "Limited Left" access should be located 900 feet east of Timber- line The line Road to be consistent with .the adopted Harmony Road Access Control Plan. The proposed temporary "Right-in/Right-out" access to Parcel F is not consistent with the plan. Access to this .parcel should.be obtained from Timberline Road and/or via an internal road across Spring Canyon Ditch. Construction of the access to State Highway 68 requires a deeded access opening at the access location and an Access Permit. Application for the. permit is made to the City and must include the design for all .required turn lanes. There is a 35-foot deeded access opening about 900 feet east of Timberline Road. Any change in width or location of this opening would require anew access deed. Any other access openings would need to -be closed. This development will have a significant impact on the Timberl-ine/Harmony intersection. We recommend that the City obtain the necessary geometric and turn -lane improvements at this intersection as warranted by development generated traffic.
