Carr:
Our responses follow the order of the City's staff comments:
1. Please investigate if we can use the existing temporary electric service
that leads to Johnson in order to save re -purchasing materials. We will
count on you to submit the necessary paperwork to the City for both
temporary and/or permanent electrical service.
2. Jay Holeman and I would like to try to comply with the City's request
to extend the sewer .line to our west property line. We would like some
idea of the route and cost of the sewer from you. We plan on presenting
this to G-T Land who owns the adjacent property which the sewer line
would serve.
3. Please include the necessary information in the contract documents to
have the contractor provide and be responsible specifically for emergency
vehicle access, not the school district.
4. Will a variance for driveways be required? If so, please coordinate
and present it to the City.
5. Any utility easements must be granted by the Board of Education. Once
you determine exactly what the City is requesting and as long as we can
accommodate them then they should submit a legal description and drawing
of the easement(s) they want.
6. The Board of Education has not authorized the extension of Seneca St.
to Horsetooth Rd. and/or Troutman between Seneca St. and Shields St..
7. The site access study of November 1986 indicated that 85 parking,spaces
seemed.adequate. We are providing about 100, right?

8. We understand that you are working on this to determine what is actually
changing and what easements are needed. -Easements must be requested
from the Board of Education. ,
9. We will contact Parks and Recreation regarding joint use of recreational
..facilities.
10. We would like to screen the drive and loading areas as budget limitations
permit.
11. We would like to screen parking areas as budget limitations permit.
Interior landscaping of parking lots presents a snow removal obstacle,
however, please review the proposal with our Grounds Department.
12. We would like to incorporate tree planting along Seneca St. as budget
limitations permit.
13. The sidewalk along Seneca St. is already one link to the park from the
Jr. High. Contact Ron Spies of our Transportation Department to see
if student walk-ins would justify a path on the west side of our property
to Imperial Estates.
14. We called Todd Shimoda of Parsons and Associates. He claims that this
dedication was completed during design of our Offsite Phase II work and
is recorded at the court house. We will assume it is complete unless
the City has a more specific request.
15. Contact our Grounds Department for the requirements of landscaping. Due
to a school and associated p.e and recreational uses, there are additional
and special needs besides low maintenance and water consumption.
