STATEMENT OF OWNERSHIP, SUBDIVISION, DEDICATION
Know all men by these presents; that the undersigned being owners
of the following described land:
A tract of land located in the Northeast Quarter of Section 1,
Township 6 North, Range 69 West of the 6th P.M., City of Fort
Collins, County of Larimer, State of Colorado, being more par-
ticularly described as follows:
Considering the East line of the Northeast Quarter of said Sec-
tion 1 as bearing South 00010'00" West, and with all bearings
contained herein relative thereto:
Commencing at the Northeast corner of said Section 1; thence
along said East line, South 00°10'00" West, 1270.69 feet; thence,
North 89°50'00" West, 63.00 feet to the POINT OF BEGINNING, said
Point of Beginning being on the East right-of-way of Lemay
Avenue; thence along said East right-of-way, South 00°10'00"
West, 185.00 feet; thence, North 89°50'00" West, 270.00 feet;
thence, North 00°10'00" East, 185.00 feet to the Westerly exten-
tion of the South line of the Evangelical Covenant Church P.U.D.;
thence along said extended South line, South 89°50'02" East,
270.00 feet to the Point of Beginning.
The above described tract contains 1.147 acres more or less.
Have caused the same to be subdivided into Lots as shown on this
plat known as Oakridge West Second Filing, in the City of Fort
Collins, Larimer County, Colorado.
Said dedication is subject to all easements and rights -of -way now
on record or existing or indicated on this plat and does hereby
dedicate and convey to and for public use, forever hereafter, the
easements as laid out and designated on this plat, provided
however, that: (1) acceptance by the City of this dedication of
easements does not impose upon the City a duty to maintain the
easement so dedicated.
