Dear Ted,
Here is our response to staff comments of March 21 1990:

4. I have discussed the internal circulation of the parking lot,
drop-off and pick-up area with Matt Delich, Consulting Traffic
Engineer. Based on a comparison with a 1985 proposed Sunshine
Schools Daycare Center, the most cars expected at Supertots
at one time will be 15-20 cars, that is cars parked, cars
coming and cars going. Maximum number of cars expected within
a 15 minute period is 35 cars. Given that shared parking
provides for 61 cars, it will not be a problem to handle the
expected peaks and traffic volumes.
The driveway is not defined as a one-way system, but in fact
it will probable function as such.
Given the volume of traffic expected we do not consider that
a stacking problem will result at either the curb -cut or in
the parking lot. 35 cars in 15 minutes or 2 1/2 cars per
minute, will not create gridlock.
5. Because of the existing 6" gas line the sidewalk is now
setback 8.5 feet from the flowline of Lemay Avenue. The
sidewalk is now partially out of the right-of-way. Please
refer to Final Plat for easements.
6. Radii curb line retained at 25 feet to increase vehicular
movement efficiency and to incidentally comply with 1.02.03.09
Curb and Gutter (e) Street Design Criteria.

7. Note added to Landscape Plan to set trees 20 feet away from
any existing streetlight. Also, site plan note #18.
8. Refer to note on Final Plat. The east elevation is revised
to indicate fence to Play Area.

evergreen plantings.
12. Trash enclosure now screened with shrubs and extra evergreen
tree on its northside. See Landscape Plan.
13. Foundation plantings added between trash and entry. See
Landscape Plan.
14. Large parking lot island has a grassed surface. Additional
shrubs are noted on the revised Landscape Plan.
15. Front and Rear Yard Areas are turf. See Landscape Plan.
16. There is existing landscaping - 3 evergreen trees - on the
church's southern boundary. During construction of Supertots
these will be relocated to accommodate the new drainage swale.
In addition an evergreen tree screens the trash from the
north. See Landscape Plan.
17. The City of Fort Collins allows 320 square feet of signage,
based on the length of the building facing Lemay.
All signs are to be to City of Fort Collins Sign Code. At
this point details of signs are not yet worked out. The
pedestal will use same materials as the building, and the sign
area will probably be Lucobond!
18. A written agreement describing the shared parking arrangement
between the church and Supertots is being drawn up.
19. The applicant will send a courtesy letter to the Oakridge Home
Association.
