RE: Healthcare International at Oak Ridge PUD, Preliminary
Dear Frank:
The following comments relating to site civil engineering are in
response to the City's letter of May 21, 1987. Numbering cor-
responds to that indicated in the City's letter.
4. The limits of the detention pond highwater elevation will be
indicated on the final plat as a storm drainage easement. Also a
20-foot wide easement will be centered over all storm sewer
piping.
6. The culvert across Rule Drive at Lemay Avenue.is designed to
pass the 0.2 c:fs/ac as established by the City Storm drainage
Utility for upstream contributing properties. Also, the low
point of Rule Drive is near Lemay Avenue, therefore should a
backwater and overflow occur it will be controlled at that
location.
7. The alignment of Lemay and its effect on the storm sewer will
be taken into consideration during the final design phase. At
this time it appears that there will not be any problem in accom-
modating the storm sewer piping.
8. We will evaluate the practicality of a trickle channel or low
flow ditch during final design of the drainage detention system.
Nuisance flows (car washing, etc.) normally encountered will not
be consistent with this site, because of the intended land use.
Also with the extensive landscaping the sprinkler irrigation will
be monitored for an efficient usage to avoid excessive nuisance
flows it might generate.
9. The swale downstream of the site will be evaluated for
adequate capacity. If modifications are necessary they will be
indicated on the final drawings.

11. The 10-foot walk in the fire access easement will be
evaluated for structural integrity to support a fully loaded
fire pumper (GVW 42,300 lbs.).
12. Final site development drawings will detail location of bol-
lards and signs at both ends of the walk/fire access easement.
14. Fire sprinkler lines will be, shown on the.final utility
drawings.
15. An additional fire hydrant will be shown on the final utility
plan at the site entrance at Rule Drive.
16. Easements will be shown on the final plat, as requested.
17. Buildings will be shown on the final site plan and
coordinated with -the final plat.geometrics. Buildings.
will not.be shown on the final plat.,
19. Final utility plans will show the sanitary sewer on Rule
Drive extended west of the street improvements for future access
to the system.
21. The water main along the "south property line will be
located adjacent to the property line as requested.
