Dear Debbie,
After review of city staff comments with regards to the Oak Ridge West
Master Plan & Oak Ridge Tenth Filing Preliminary Plan, I offer the
following:
Oak Ridge Master Plan:
1. The culvert at Rule Drive & Lemay Ave. is designed to pass the
0.2 cfs/ac as established by the City Storm Drainage Utility for
upstream contributing properties.
2. The surrounding streets have been labeled as per your request.
Rule Drive was built as a collector street and its extension to
the west will maintain that status; however, it will only carry
local traffic; therefore the local collector designation.
3. Conceptual master planning has begun on the surrounding properties
and a neighborhood park is planned for the area.
4. Final plats for this development will incorporate the Public
Service Company utility easements for the existing 6" natural
gas line along the west R.O.W. of Lemay Ave.
Oak Ridge Tenth Filing:
1. The area required for the potential extension of Rule Drive to
the west property line of this development will be reserved for
future R.O.W. on the final plat.
2. The developer agrees to provide their portion of all the improve-
ments in the R.O.W. when they are constructed.
3. Pedestrian ramps and dimensions on all sidewalks have been
illustrated on the plan.

5. The improvements along Lemay R.O.W. are being currently worked
out with the Everitt Company.

150' access distance being equipped with approved sprinkler
system.

18. Building envelopes have been dimensioned and will be more
accurately defined at time of final.

20. The final development agreement should be specific as to parti-
cipation in construction of utilities in potential future streets
surrounding the property.

22. The final landscape plan will coordinate placement of trees and
berms as to avoid water & sewer easements.
23. Revisions made to the preliminary plan have strengthened the
overall landscape concept. Further refinement will be investigated
on the final plan.

24. Phasing has been illustrated on the site plan.
25. At this time the Rule Drive extension is the only proposed street.
The development agreement will specify responsibility for
construction.
26. Additional information has been provided regarding building area
and uses.
27. The revised site plan has corrected the main entrance on Lemay Ave
and provides adequate stack space and turning movements. The decel
lane was eliminated due to low traffic volumes entering the site.
28. Sidewalk connections are provided at the corner of Lemay & Rule
Drive as well as at the main entrance.
29. Elevations of gymnasium and offices are provided.
30. Street trees are incorporated along existing and proposed streets.
31. Additional enlarged details have been included to illustrate shrub
plantings for the parking islands.
32. The revised plan has addressed staffs concern regarding the land-
scape area along the south property line.
