The architect has put together some 3D computer simulated views from the two upper balconies. One of the images shows the roof and the two upper balconies. The other two views show looking out over your property. I hope this helps to alleviate some of your concerns. Another piece to note is that these views are not showing the trees that will also be planted in front of them. Please feel free to ask any questions on these and let us know if there are any other concerns you have. I have also included the architect (Ian Shuff) on this email as well so he can answer any questions you may have for him. Shelley is the expert on this stuff so I'll let her make suggestions on what to plant if you're at all open to is being on your side. I'm sure we can find a low maintenance solution that provides privacy and also doesn't take up a large portion of your space. As for the fence, the city has heights restrictions for privacy fences and arbors that we can't get around. So if we go that route, it will have to be an arbor on our property line with some kind of creeping vine. I think this will look beautiful in the long run. However, the arbor of creeping vine. I think this will look beautiful in the long run. However, the arbor hight is restricted by the city (as mentioned) and it will take time for the vine to fill out and provide the necessary privacy. Thus the reason we wanted to offer you some additional options. Either way, you are in good hands with Shelley. She's very knowledgeable when it comes to these kinds of scenarios. Let's keep working together to find the best solution. Thanks Paula! I really don’t think I have room for new trees. I just responded to Shelley that I don’t really think I have room unless you guys want to spring to replace my struggling maple but that doesn’t seem fair to you at all. Perhaps the fence thing would help with privacy for me? I’m referring to completely the backside, your side, of the horizontal fencing that divides us. In the front of my house and where the gate is is all double sided but that run between us was just too much $. I don’t know what you guys plan to do to hide that white brick wall if anything. My backyard is very tiny. I have a patio and a very tiny space for planting. Maybe next time you’re over let me know and I’ll show you and maybe you have some thoughts that haven’t occurred to me. As we talked about, these privacy trees or shrubs would be on your side of the property line. If you've decided otherwise, definitely let us know. However, please keep in mind that the city will only require an an arbor on our side as there isn't enough room for trees an irrigation. That arbor will work for us (less money out of pocket), but I'm afraid it won't provide the privacy you're expecting. This is why I wanted to have Shelley work with you on some low maintenance srubs or ornamental trees to help provide a double wall for noise and sight line. Please let us know how you'd like to proceed. We're happy to just follow the cities suggestions if that's easier. Thanks! I’m mainly worried about the view into my house/yard from the balconies on your project. Perhaps planting more mature trees on your project in line with those would be a solution? This is not my wheelhouse at all. I’ve marked up (pretty horrible, lol) the aerial photo. My concerns are the sight lines from the 2 upstairs porches (I think those are both upstairs) to my art studio window and to my backyard. I’m not sure what the view will be to my yard from those porches but it will suck to be in my backyard and be able to be watched/seen from a window or porch. I have 2 Redbuds on that fence line. I had 3 but one died this year. I actually like it better now, not as crowded, and I think the other 2 trees will do better without it there. Perhaps you guys could put a tree in the middle of those 2 on your side? The other thing I wondered is if you’d want to firm up the fence by repeating the horizontal slats on your side. I have that on my front fence, it’s 2- sided for sturdiness and also privacy. It was way too much $ already so we opted for one sided on the property dividing side. I don’t know what you have planned for that block wall situation. Also, I’m a bit worried about sound carrying to my bedroom window. I have a tree (and dogwoods( outside my window but it’s been struggling and I’m not sure it’s going to make it or even grow any further. It’s looked the same for 5 years now. It’s a paperbark maple but it’s not happy. I wanted something to eventually provide shade to that west facing side. Also, privacy, but with some fall color. I appreciate you asking for my input. I’m not really sure what is appropriate here. I’m retired, on a strict budget. Adding trees to my property means more upkeep money and stress when it snows. I lost many big branches on my 5 year old trees this past September during that early snow storm. Let me know your thoughts, Shelley. Thank you for your time. <Magnolia Dwellings Marked up.pdf> Paula Montgomery paulamontgomery@mac.com paulamontgomery@mac.com 970.227.9794 On Dec 14, 2020, at 8:25 AM, Shelley Lamastra <slamastra@russellmillsstudios.com> wrote: Hi Paula, I would like to introduce myself, I am the planner and landscape architect working on the Magnolia Dwellings project directly west of your property. Ian Weber passed along your email contact information so that we could begin to discuss some tree plantings on your property that would help with some of the screening concerns you brought up at the Neighborhood meeting for this development. The owners are happy to plant trees in new locations along your property line and also replace any dead trees that have been removed prior. I would be happy to suggest different tree species and types as well as potential locations or you can specify these items. I have attached an aerial photo of your property with the proposed development to help orient you and if you feel inclined, to mark up with tree locations on your property. Please feel free to reach out via phone or email with any questions.
